Conditions of Let

When you confirm your booking by making payment of the due deposit you (the tenant) are entering into a contract with Greenacres (the proprietor):

  1. You will use the property for private holiday purposes only and only those persons listed on the booking form may occupy the accommodation.
  2. The letting period will run from 16.00 hrs on the day of arrival until 10.00 hrs on the day of departure.
  3. A deposit of 50% of the full balance is required at the time of booking, with the balance due 28 days prior to commencement of the holiday period. Failure to settle the balance within the agreed timescale will result in the cancellation of your holiday. For bookings made within 28 days of commencement of the letting period, the full balance will be required at the time of booking.
  4. If you require to cancel a reservation for any reason you must notify the proprietor by telephone and confirm by email. You will only be entitled to a refund of the deposit paid if the proprietor is suitably notified and able to re-let the property.
  5. In the event that cancellation is made within 28 days of the commencement of the holiday, you will be liable for the full cost of the holiday unless the proprietor is able to re-let the property. The proprietor strongly recommends that you arrange cancellation insurance and for the avoidance of doubt, the proprietor provides no such insurance as part of this contract.
  6. You will be responsible for the repair or replacement of any breakages, loss or damage to the accommodation and its contents and shall leave the property in a clean, tidy condition. A GOOD HOUSEKEEPING DEPOSIT of £150 is required when you pay the full balance of your holiday. Upon satisfactory inspection of the accommodation following your departure, the proprietors will return the GHD to you. 50% of the deposit may be retained if excessive cleaning is required following your use of the property.
  7. You will be responsible for ensuring that the no-smoking policy is strictly adhered to within the property and that the ashtrays provided are used only in the designated smoking areas.
  8. The person who signs the booking form is responsible for ensuring that the Conditions of Let are adhered to.
  9. No responsibility is accepted by the proprietor of Greenacres for any loss, damage or injury to person or property (including vehicles, accessories and contents) whilst within the confines of the property. Vehicles and personal property are left entirely at the owner's risk.
  10. The proprietor reserves the right to immediately terminate the let in the event that the tenant or any person occupying or visiting the property is, due to unreasonable behaviour, causing disturbance or nuisance that may affect the tranquillity of the area or cause damage to the property. In the event of termination of the let, a refund will be issued purely at the discretion of the proprietor.
  11. The proprietor reserves the right to refuse to hand over the accommodation to any person who, for any reason is not suitable to take charge of the property - in any such case, a pro-rata refund of any monies given will be refunded.
